If you’re looking for a shorter rental period, such as 3-6 months, it’s definitely possible, but your options will be more limited. You may need to negotiate directly with landlords or connect with agents who specialize in short-term leases. Don’t worry — I’ll guide you through the process and show you exactly how to find these options.
For stays shorter than 3 months, using platforms like Airbnb or Booking is your best bet. They save you time and offer flexible options tailored to shorter stays. Plus, many listings come fully furnished and ready to move in.
How Much Does It Cost to Rent a Condo in Bangkok?

Facebook Marketplace is effective, but you need to know how to search properly. Avoid typing just “Bangkok” in the search bar — this will give you way too many scattered results. Instead, search by specific condo names for more precise options. (I’ll explain how to find condo names below.) - PropertyHub.in.th
This is one of the best platforms for monitoring rental listings. It has the most extensive database of condos. However, don’t rely on contacting landlords directly through the site; I never got a response. Many listings are automatically updated, and the units might already be rented. - FazWaz.com
Similar to PropertyHub but with a more modern design and a user-friendly map feature. You can search within a specific radius to narrow down your options. Keep in mind that you’ll need to register to view condo details. - Other Websites (e.g., ddproperty.com, livinginsider.com)
I wouldn’t recommend these sites. They’re less user-friendly and have fewer listings compared to PropertyHub or FazWaz.
How to Rent a Condo in Bangkok for Long-Term: Step-by-Step Plan

After a couple of days searching for an apartment in Bangkok, I came up with this step-by-step plan to make the process easier. To stay organized, I created a Google Sheet to compare the key features of potential condos. Follow these steps to rent a condo without unnecessary hassle:
- Choose the Right Area
Begin by deciding which part of Bangkok you want to live in, based on your daily needs and lifestyle. For example, you might prioritize being close to a Thai language school, having easy access to a gym for Muay Thai training, or living near Lumpini Park if you enjoy taking daily walks.
- Set Up Your Search on PropertyHub or FazWaz
Visit platforms like PropertyHub or FazWaz and enter the location you’re interested in—such as a metro station, school, or district. This will help you filter the most relevant listings quickly.

- Pick the Condo
Sort listings by price (low to high). Each listing will show the condo name. Open the ones that interest you in new tabs and check key details about the building, like the construction date and number of floors. Personally, I prefer newer and taller buildings.

- Check the Condo on Google Maps
Use Google Maps to look up the condo’s location and ensure it suits your needs. Check the proximity to the nearest metro station and see if there are convenience stores like 7-Eleven or supermarkets such as BigC, Lotus’s, or Makro nearby. Also, review photos of the condo’s facilities, including the pool, gym, and shared spaces, to make sure they match your preferences.

- Review Apartments in the Condo
On PropertyHub, condos usually have a list of available apartments. Browse through the layouts and prices, but don’t spend too much time here—some listings might already be rented. If the options fit your budget, add the condo to your list. If not, close the tab and move on.
- Watch a Condo Tour on YouTube
Search for the condo name on YouTube and add the word tour. Watching a video walkthrough will give you a better sense of the building and its surroundings. If you don’t like what you see, remove it from your list. Ideally, you should narrow it down to 2-3 top choices.
- Contact Real Estate Agents
Visit Facebook Marketplace or groups like Bangkok Apartments, Condos & Houses For Rent to search for listings in your selected condo. Reach out to agents, but be prepared that some apartments may already be rented. Agents will likely ask for basic details, such as where you’re from, your visa type, and the number of tenants. This is a standard procedure, so simply provide the requested information and arrange viewings for multiple apartments in the same condo. Don’t worry about agent fees — they earn a commission from the landlord, not from you.
- Visit the Area, Condo, and Apartments
Arrive at the neighborhood early, before your scheduled viewing, to get a feel for the surroundings. Take a walk around to see if there are shops or supermarkets nearby, assess the noise levels from traffic or markets, and determine whether the area feels comfortable and convenient for daily life. Once you’ve explored the neighborhood, proceed to tour the apartments and decide which one suits you best.
- Sign the Lease
Once you’ve chosen the condo, contact the agent to finalize the agreement. Pay the required fees (usually 3 months upfront: 1 month’s rent + 2 months’ deposit) and sign the contract.
I rented a condo in Bangkok long-term with a tourist visa. My landlord didn’t mind, but some landlords only accept tenants with long-term visas, such as a work permit or student visa.

Facebook groups are an excellent resource for short-term rentals. Simply search for “Bangkok short term rent” to find various groups. Be aware, though, that some agents still post long-term rental listings, so you’ll need to filter through the posts.

Pay directly through the app using your bank card.
If online payment isn’t possible, you can generate a QR code in the MEA app. Take this QR code to the nearest 7-Eleven, where you can conveniently pay your bill on time.
